John E. Brown
CEO, Brownstone 3 Development LLC
Mr. Brown started in the business in 1976. He owned a small chain of lumber yards and built several multi-family projects and single-family properties. In 1985 he sold out to “84 Lumber” and began development strictly on the commercial side of the business. In 1985 he got involved in building Convenient Stores (C-Stores) for: Conoco Phillips, Kwik Shop, Crescent Oil. He would build the building, and lease back to the tenant performing a build-to-lease-back for a 20-year period. He also built several Travel Plazas for the likes of Pilot, Flying J, and others. Conoco Phillips got out of retail, and he bought 54 units and leased them back to them. He started building the C-Stores, but eventually got involved in adding additional 20k sq. ft. to offset heavy lease payment for them. The C-Store was the anchor on all strip centers. John got to the point where he owned 96 units at one time, leasing all properties back to Class-A tenants.
John has been a real estate developer and business owner for more than forty years. He has extensive expertise in building and leasing commercial properties. Mr. Brown has built and owned several Travel Plazas including but not limited to the following areas: St. Louis Missouri, Dallas Texas, Tulsa Oklahoma, Enid Oklahoma, Bentonville Arkansas, Wichita Kansas, Branson Missouri, and Des Moines, Iowa. These developments were in the cost range of 20-200 Million Dollars per site. He owned a wholesale Fuel Business that handled fuel for Conoco Phillips, Cenex and Shell. He was also involved in the utility business, owning water utility in Branson Missouri. Publicly regulated by public service commission and R&D Federal Government. Sold it to Mid America Water totaling 8,500 meters.
Mr. Brown owns Brownstone 3 Development LLC and Red Brick Investments LLC.
He Currently has $200 Million under development.
Darrin Dodge
Vice President of Operations
Mr. Dodge started his career with Brownstone 3 Development, LLC in 2019. He started by running analytics, projections, and completing daily tasks to ensure efficiency within the company. Since then, he has worked his way up to Vice President of Operations. Darrin handles the day-to-day operations for Brownstone 3 Development to keep the projects moving forward. He deals directly with the city officials, the engineer firms, legal firms, and the excavation/grading companies to ensure that each project stays on time. Darrin is involved extensively with TIF, CID and other entitlements that are available.
