Brownstone 3 Development is built on more than four decades of proven experience in commercial real estate, large‑scale development, and strategic investment. Founded and led by John Brown, the company continues a legacy that began in 1976 and has grown into a multi‑state portfolio of high‑value commercial assets and long‑term tenant partnerships.
Mr. Brown’s career spans the development of convenience stores, travel plazas, retail centers, and essential infrastructure projects across the Midwest and South. Over the years, he has completed major build‑to‑lease‑back projects for nationally recognized brands such as Conoco Phillips, Kwik Shop, Crescent Oil, Pilot, and Flying J. At his peak, he owned and managed 96 commercial units, all leased to Class‑A tenants.

His development footprint includes large‑scale Travel Plazas in key markets including St. Louis, Dallas, Tulsa, Enid, Bentonville, Wichita, Branson, and Des Moines, with individual project values ranging from $20 million to $200 million. Beyond real estate, Mr. Brown has owned and operated a wholesale fuel business serving Conoco Phillips, Cenex, and Shell, as well as a regulated water utility in Branson, Missouri, later sold to Mid America Water.

Darrin Dodge
COO, Brownstone 3 Development, LLC
Mr. Darrin Dodge began his career with Brownstone 3 Development, LLC in 2019. He initially supported the company by running analytics, preparing financial projections, and managing daily operational tasks that improved overall efficiency. Through consistent performance and growing leadership responsibilities, he advanced to his current role as Chief Operations Officer.
As COO, Mr. Dodge oversees the day‑to‑day operations that keep Brownstone 3 Development’s projects progressing on schedule. He works directly with city officials, engineering firms, legal teams, and excavation and grading contractors to ensure seamless coordination across all phases of development. His expertise extends to navigating TIF, CID, and other entitlement processes essential to the company’s projects. In addition to operational leadership, Mr. Dodge plays a key role in identifying and evaluating new development opportunities for the organization.
